What is Title Insurance?
Title insurance is a policy obtainable by property owners in lieu of an up-to-date survey, Building Location Certificate or standard off-title searches. Title insurance coverage is also acceptable to lenders in lieu of these types of search documents, which saves borrowers the time and cost of obtaining them and allows transactions to close faster. Title insurance applies to all title issues affecting the homeowner’s property and is valid for the entire time the homeowner holds title to the home. It is a no deductible, one time premium policy.
What do I have to provide to my lawyer?
We will need you to provide or confirm the following:
- The full legal name(s) and occupation(s) of the person(s) who will be on title.
- Name and contact information of your Real Estate Agent.
- Whether or not you have a site survey. Your Realtor, City Hall or the Seller may have a copy of the site survey.
- Two pieces of photo ID if you are obtaining a mortgage from a bank.
- Funds in the form of bank draft or certified cheque.
- Confirmation of coverage from your insurance company.
- The address you wish to have on the property title.
- Confirmation of final reading by utility companies (if selling).
